In the immediate vicinity of Urbisaglia, precisely in Via Illuminati (Geographic coordinates 43.181366, 13.365158), Quattropareti offers for sale a Commercial and Industrial Building to be restored, measuring approximately 1,100 sqm (Gross Usable Area - SUL), in addition to an external courtyard of approximately 2,560 sqm.
The Property, which is spread over three above-ground levels, is located in an area with the urban planning designation “DB – Completion Production Zones” for which we report the technical implementation standards of the current General Master Plan (P.R.G.) below.
The completion production zones are intended for the preservation and expansion of existing production facilities (industrial, artisan, commercial, and similar). Building permits for expansion can only be issued for works that are necessary and consistent with the enhancement of these facilities.
For direct building intervention, building renovation works may involve an increase in volume and/or Gross Usable Area not exceeding 30% of the pre-existing one, while respecting the maximum land development index of .
Expansions must respect the minimum distances specified in Article 9 of Ministerial Decree 1444/’68. Following the preparation of a Detailed Plan extended to the zones (sectors or blocks) identified in the floor plan, urban restructuring interventions are also permitted, aimed both at the transformation of existing buildings through demolition and reconstruction, and at the integration of the pre-existing building fabric with new constructions on open areas.
The interventions are implemented with the following indices:
• If - Land Density Index: Cannot exceed in the case of demolitions and reconstructions of individual buildings, and in the case of new constructions on open areas.
• H - Maximum Height: (meters), except for proven needs up to a maximum of , excluding superstructures, silos, tanks, and various equipment.
• Dm - Minimum Distance from Boundaries: (meters).
• Ds - Distance from Roads: (meters).
Where none exists, a dwelling for the caretaker and/or the owner is permitted, limited to a single Gross Usable Area housing unit per facility.
The building permit for expansion works, if related to industrial or artisan activities, is subject to the execution, within the lot, of a sewage treatment plant compliant with the law, with relative sewerage for industrial discharges, concerning both the existing part and the expansion.
In zones included in Detailed Plans (P.P.) or Allotment Plans approved before the entry into force of this Plan, the urban indices established by those plans remain valid for the duration of the Plans themselves and under the conditions set out in Art. 61. Once those terms expire, the present standards become operational.
All interventions must provide for: a) Harmonious integration into the environment with an appropriate study and the creation of suitable tree planting for the screening of the production facilities; b) Arrangement of the external areas of relevance; c) Use of finishing materials and roofing that integrate with the surrounding environment; d) A specific study of external signs, both for daytime and nighttime.
NB. 10 Area within the archaeological constraint: The recognition of the area in question does not allow for volumetric and surface increases.
